Sash windows have been a mainstay of properties throughout the UK for centuries due to their elegant style and smooth functionality.

Since the first sash window was invented in the 1600s, the Georgians, Edwardians, Victorians and more modern housebuilders have employed the window style to radiate an element of finesse and grandeur from properties large and small.

Whilst modern sash windows benefit from today’s technology including double-glazing and weather seals, in older properties they can be draughty. This not only affects the energy efficiency of a property, it also affects soundproofing, which can be a nuisance, particularly for those living in busy urban areas.

The benefits of draught-proofing sash windows

The windows in your property are one of the main ways heat is lost. If your windows are draughty, you will need more energy to heat the building, which is worse for your pocket and worse for the environment. Moreover, draughty sash windows can often rattle as air moves through them, which can be annoying for homeowners. And whilst the noise of a rattling window is enough of a bug-bear, if your sash window is allowing outside air through when closed, it’s also allowing excess noise into your home. So, to keep your home draught-free, rattle-free and quiet, keep reading.

First step, check the state of repair

Identifying problems with your sash windows is going to be the first step in remedying any draughts. Older sash windows can suffer from wear and tear including rot, gaps in the joints, brittle putty and damaged sash cords.

You’ll need to carry out a thorough inspection of your windows to identify any areas where maintenance is needed.

In some instances there will be quick-wins to help you get started with your draught-proofing, such as cleaning your draught-proofing seals, but in many cases, you will likely need expert assistance (you can speak to one of our experts anytime).

Compression seals vs brush seals

Full perimeter draught-proofing comes in two options – compression seals or brush seals.

Compression seals are spongy strips of polyurethane foam which fill the gap between a window and its frame, with the foam compressing to seal the gap. These are very effective for new windows, and offer superior thermal and acoustic insulation to brush seals.

Brush seals are thin strips of brush piles which fill the gap between a window and its frame, and trap air within the brush to improve insulation.

Although brush seals aren’t as effective as compression seals at insulation, they do have one key advantage over compression seals for older windows. Whereas compression seals require a perfectly even gap between the window and the frame to provide optimum compression and therefore optimum insulation, brush seals come in a variety of thicknesses and can be cut to the right thickness, which is especially useful on older windows where the gap around the window may be variable, for example where the window has ‘moved’ or warped over time.

It’s important to remember that more than one type of seal can be used, as seals can be placed on several points of the windows. Also, bear in mind that full perimeter draught proofing can create ventilation issues, which is why trickle vents are now mandatory on new windows. We also recommend regularly opening your sash windows to create air circulation.

Although it is possible to replace either compression seals or brush seals yourself, we do recommend finding a reputable joiner who is able to replace the draught-proofing on your windows for you.

Is there anything else I can do to make my sash windows more efficient?

Whilst draught-proofing your sash windows will undoubtedly make a difference to your energy bills and soundproofing, if you’re wanting to make them as efficient as possible then double-glazing is a major consideration.

Double-glazed sash windows are far more efficient than single-glazed, and with the options available today you won’t notice the difference when you look at them. With two panes of glass separated by a layer of insulating gas, double-glazed windows are generally twice as energy efficient as their single-glazed counterparts and will also reduce noise levels from outside.

Considerations

Draught-proofing your sash windows is a worthwhile exercise that can keep your home warmer, reduce your energy bills and reduce noise pollution.

There may be quick fixes that will help to reduce some of the draughts, but in reality, if you want tangible results, a more thorough overhaul of your sash windows may be needed, including part replacement (replacing the moving parts of the window) or full replacement. Replacing single-glazing with double-glazing will bring further benefits.
